Privacy, Security & Sensitivity
Sometimes, the requirement that a property goes to market is borne out of potentially personally unsettling or distressing circumstances and with a mature team in place Shepherds feel better placed than most to provide a service which is sensitive to the information which does or doesn’t need to be disclosed and the manner in which the sale is handled overall. We will also be mindful of the security of our clients and their property throughout all dealings.
 
Viewings
Accommodated around the needs and circumstance of the vendor. The question as to whether viewings are best entertained by agent or vendor is frequently asked and both carry advantages and disadvantages - an exact policy can be decided between the Shepherds representative and client at the time of instruction. There is no right or wrong way of showing a property and rarely is any great salesmanship successfully brought to bear. We are in an age where people increasingly actually react badly to being sold to.
 
Shepherds aim to be sufficiently well informed in respect of the properties we handle to provide answers to the basic enquiries a buyer may make, but both for us and our client there is no great magic to showing any property beyond being polite and as helpful as possible, as people will make a decision based on the impression they walk out the door with - knowing the make of double glazing or how old the boiler is at the time of the initial viewing is unlikely to be a deal breaker.
 
Pets and/or children
Common sense applies to the presence of either in respect of allowing the viewers to concentrate on viewing the property.
 
Vacant properties
Viewings on vacant homes are always accompanied by an experienced member of Shepherds staff who can also then check on the property and leave it secure.
 
Open Days
Shepherds were the first local agent to start using Open Days in the mid 1990’s and have honed the practice bringing many subtleties to its implementation and usage. More appropriate for some properties and circumstance than others, but if correctly used then the Open Day remains an efficient method of catering for multiple viewings and comment from the market place resulting from the first flush of interest. If appropriate and applied correctly an Open Day brings many benefits beyond that of just simple convenience from a vendor’s point of view. Shepherds have established unique methods by which to negotiate effectively in the instance of multiple offers resulting from an Open Day situation and are very happy to discuss whether this method of marketing may work best for your sale.
  
Viewing Feedback
Shepherds guarantee that we shall follow all viewings through, to establish the thoughts and comments of each and every viewer - that feedback will then be both noted on-file and pro-actively conveyed back to the vendor. This way any consistency of feedback can be positively acted upon where relevant and possible, and a picture as to what the market place is suggesting can be built and advice offered accordingly.
