We negotiate for you. At the point at which an offer from a prospective purchaser is made, many agents sole goal appears to be to book the sale as quickly as possible. At Shepherds we enjoy negotiating on a client’s behalf, not forgetting in whose interests we are acting. Ultimately an agent’s role is to broker an agreement that all parties are happy with, but too many agents bring pressure to bear on their vendor before properly exploring the extent of any potential improvement from the prospective buyer. An experienced agent conducting a good negotiation on your behalf compared with a mediocre negotiation can mean a difference equivalent to the agency fees or sometimes more.
Beware the agency who all too quickly negotiate on their rates of commission.
If they’re that relaxed about giving their own money away what are they going to be like when negotiating over your money?
Finance & Chains
Any offer is only as good as the situation that is backing it, and at Shepherds we will make searching enquiries regarding the credibility of a buyer before recommending an offer’s acceptance. We will thoroughly check the purchaser’s ability to raise the necessary finance to progress the purchase, and if involved in any chain then detailed enquiries as to the extent and progress within that chain will be made. Shepherds are not answerable to a head office dishing out targets and pressure to hit arbitrary sales figures - we want to involve our clients only in situations which will achieve the goals they seek.
Solicitors
Not strictly necessary to speak with solicitors until a sale has been agreed subject to contract, unless clarifying something specific. We can supply you with names and telephone numbers of local solicitors with whom we have built up good working relationships and who have proven to be knowledgeable, efficient, approachable, and of reasonable cost.
