If a property has it, it’s our job to flaunt it! Quality photography and sales particulars, far reaching internet promotion on Rightmove etc., relevant use of the best of modern technology, eye catching press advertising, for sale boards, energy performance certificate, floor plans, window display and 7 day opening. Ideally we like two of our staff members to have visited each property we bring to market.
Photography and Sales Particulars
Accurate and attractive sales particulars are a must, proficient use of the best of suitable photographic equipment, to get across the most relevant and attractive aspects of a property to help the sale, but promotion should also be fairly transparent and aim to avoid inappropriate viewings and potentially wasting a client’s time. The details need to be attractive, informative and relevant without being overtly wordy or flowery. Preliminary details are always submitted for vendors comment and change, prior to a property going live on the internet etc. Photos originally taken on rainy or days sporting poor weather conditions will be improved upon as soon as the sun and some blue sky appear.
Floor Plans
Potential purchasers find the incorporation of floor plans into the promotion of any property an invaluable resource in understanding how the accommodation actually functions, whether there may be additional scope for alteration or addition, and can also help avoid unsuitable viewings taking place.
Energy Performance Certificate (EPC)
More often than not, the only up front cost you will need to pay out, to take your property to market. The EPC is the only remaining aspect retained from the ill fated Home Information Packs which were abolished in 2010. Designed to rate the overall energy efficiency of your home taking into account the type of property, age, insulation, glazing, heating etc. This, we organise for a cost of £74.94 which is paid by credit or debit card over the phone and direct to our partner in this respect, Key Agent, who will then will organise for a local specialist to visit your home to obtain the necessary information to provide the rating. An EPC remains valid for up to ten years.
Vendors Comments
Shepherds offer the option to vendors to incorporate “Vendors Comments” into our details to give some personal insight as to what originally attracted the existing owners to the property and/or what aspects of living in the property the vendors have particularly enjoyed.
Internet Presence
Undoubtedly the biggest ever single change in the way that estate agents reach their marketplace. It is now estimated that over 90% of serious purchasers will utilise one of the national property portals as a first port of call when property hunting, Shepherds display properties on all the leading websites to include Rightmove, FindaProperty, Primelocation, PropertyLive, and Globrix amongst others.
Mailing List
In this digital age most of the active promotion to registered purchasers is carried out swiftly and efficiently by email, but Shepherds are careful to also mail hard copy of relevant properties to any buyers registered without an email address especially applicable for bungalows and sheltered housing for which the applicable market place may not have email.
Newspaper Advertising
Of significantly less relevance than it once was having been replaced to a large extent by the comprehensive and up to date information available 24/7 on the internet via the national property portals. Newspaper property advertising nevertheless still has a part to play in providing another avenue through which to find that all-important purchaser and Shepherds continue to display prominently in the best of the local property pages. This is proven to be particularly relevant for the more individual properties which may prompt a response from the passive home hunter reacting to something specific when seen, and also on properties such as retirement homes and bungalows which by their very nature may appeal to people with no knowledge of how to use the internet and therefore benefit from the advertising exposure a local paper can provide.
FOR SALE board
Ultimately at the discretion of the vendor as to whether a board is shown but on the basis that the purpose of going to market is to alert all potential purchasers to a property being available for sale, it is widely suggested that a board is erected. A board can be more relevant for some properties than others and certainly in the event of a similar property in the same area being promoted through another agent, then showing a board makes particular sense to help alert any interested parties generated through the other agent.
